Tenants' vulnerability

I am writing from a renter's perspective. Most people are not fortunate enough to own a home/condo/co-op, which leads to having to rent and have to deal with landlords/landladies. Just as they complain about renters/tenants, tenants complain about them. This is to say, I guess, there are very few perfect landlords and similarly, very few perfect tenants. If one is lucky enough to find a rental on their own, that's great; if not, must dish out at least an amount equaling one-month's rent, some 1 1/2 !!! I think this is outrageous and very greedy; the most the realtor spends on finding a rental for a tenant is 5 hours, including paperwork, phone calls, verifying info, and viewing (from my realtor's mouth). In our area, a 2 bdrm/1 bth, irregardless of square footage, goes for a whopping $1400-$1600/month; price range only reflects availability of elevators, laundry facilities, public transportation etc...so add that to 1 month rent & one month security, almost adds up to a downmpayment for first time homebuyers. If a tenant finds a place on their own, there is the application fee, credit check fee, background check fee, income requirements ($50K and up for 2 bdrm!)-(fees are per applicant); most of the time these fees are not refundable or do not get credited to first month's rent. Tenant must surrender very sensitive personal info(SS#, PictureID, paystubs or Tax info, bank info!!!) to perfect strangers who demand you must trust THEM but they don't trust YOU ! Is it any wonder that there is so much ID Theft ?? Then, the questions about kids, pets, personal preferences as if applying for a job at the CIA ! Homeowners think they have it tough; what about tenants ? I think our society is becoming more and more paranoid by the day, and that is very sad. Please feel free to comment.

Thank you for sharing yhis well researched and well written intel, Master Tikitak. The actions of some irresponsible landlords and teanants has led our society to these drastic measures. A hand shake is no longer the signing of good faith deals. The greedy lawyers have cluttered our courts in an effort to make money with irresponsible claims. Keep up the good work. Best wishes. Well written Master Tikitak. As a person who once owned rental homes I have to say: Suppose you owned a beautiful home, one that you recently renovated at great cost. Would you allow just anyone to live there? Of course not! Any potential tenant would have to meet your requirements. It's not always easy to tell if a person is honest, reliable and responsible by just their appearance .. so a reasonable amount of ID is needed. The security deposits that you mentioned are a way out of line in my opinion and usually these can be negotiated. I wish that everyone could own a home. That would take a perfect world. Laraine
